Why Build with PK4 Projects
We're a building company in Port Macquarie built around a small, experienced team, and these five things shape every job we take on.
Patrick has more than 30 years in construction. He spent seven years running his own building business in London, then project managed high-rise development in Chatswood from the ground up and built the Qantas A380 Training Centre, complete with two replica A380 aircraft. When you talk to us about your project, you're talking to someone who has done the work himself, not a salesperson passing you along to someone else.
Experience Beyond the Ordinary
Qualified Builders on Every Site
Our foremen are fully qualified builders who hold their own licences and each have more than 25 years in the industry, several of them running their own building businesses on Sydney's Northern Beaches. We use the same handpicked trades on every job rather than whoever happens to be available that week, so from the first day on site through to handover you have experienced people who already know how we work.
Fixed Price, Not Cost-Plus
We quote a job from beginning to end and set it out in a fixed-price building contract wherever the scope allows, with transparent inclusions and exclusions written down. A fixed price puts the responsibility to finish efficiently on us, which is the opposite of an open-ended arrangement where the bill keeps running while the job drags on. You know the number before we start, and it's the number you pay.
A Genuine Commitment to the Community
We're a family owned building company based in Port Macquarie, and this is home. We're a Major Sponsor of the Port Macquarie Hockey Facility and we support local fundraising and charities every year, and we intend to still be here long after the jobs we're working on now are finished.
You Deal Directly with Patrick
From your first enquiry through to handover, Patrick is the person you deal with. He visits every site, answers his own phone, and will give you updates as often as you want them, daily if that suits you. You're also welcome on site whenever you'd like to see how things are coming along.
What We Build
Custom homes, whole-home renovations and larger extensions take up most of our time, but the full range of residential and commercial work is here, from a granny flat through to a commercial fit-out. Whatever the size of the job, you get the same detailed quote and the same senior team on site.
Every home we build starts from a blank page and is built to your brief, including on the sloping and coastal blocks that need a bit more thought. Plans can come from our in-house draftsmen and designers, from your own architect, or we can help you get them drawn, and we look after the development application, the council approvals and certification, and the engineering from there.
A good renovation changes how an entire house works, and we take on full-home projects, structural work, second-storey conversions and the internal refits that come with them. Everything is priced on a fixed contract, so you're not signing up to an open-ended bill.
When you need more room, a well-planned extension is usually the most cost-effective way to get it. We build single and double-storey additions, garage conversions and extended living areas, matched carefully to the existing home and kept weatherproof while we work.
A granny flat is one of the best ways to add usable space and long-term value, whether it's for family or for rental return. We build fully custom one and two-bedroom flats on all sorts of blocks, and we'll tell you upfront whether your property qualifies for the faster complying development pathway or needs a full development application.
We take real care with bathrooms, looking after everything from the strip-out and waterproofing through to the tiling, custom vanities and the final coat of paint. Most are finished in two to four weeks, and you're welcome to a complimentary selection session with our suppliers, where we'll help you choose tiles, tapware and finishes you'll be happy with for years.
We build pools in house rather than handing them over to a separate pool company, which is unusual for a residential builder and makes a real difference when the pool is going in alongside a new home or a renovation. Same team, same contract, one programme of works.
We build timber and composite decks, pergolas, alfresco areas and roofed outdoor rooms on properly engineered footings, including elevated decks on sloping blocks. Every one is designed to sit naturally with your home and hold up in the coastal climate.
Our qualified builders handle the joinery and finishing work that makes a project feel properly finished: kitchens, wardrobes, vanities, cabinetry and stone benchtops. We do this inside renovations and new builds, and as standalone work when that's all you need.
Our commercial work goes well beyond fit-outs, covering new construction, major renovations and extensions, and structural and compliance upgrades across offices, retail, hospitality, medical, childcare, education, industrial and civic buildings. Patrick's commercial background was built managing high-rise and major projects in Sydney, including the Qantas A380 Training Centre, and we have a team that travels and works closely with architects.
We fit out retail spaces from bare shell through to fit-to-trade, staged around trading stores so you can keep serving customers while the work goes on around you. Opening day is the date everything else gets coordinated around.
We fit out offices and workplaces around live operations, staging the work so your team can keep working through it rather than moving out for the duration. Dust, noise and access all get planned for before the first wall comes down.
What Our Port Macquarie Clients Say
Builders Across the Mid North Coast & Port Macquarie
We started PK4 Projects in Port Macquarie in 2016, after Patrick moved up from Sydney and decided this was home. A good share of the people we build for have made the same move, and plenty arrive with plans already drawn by their Sydney architect. Every site up here brings its own conditions, from coastal foundation requirements through to bushfire attack level ratings, and reading them properly at the start is what keeps a project on track. Patrick looks at every site in person, and more than 30 years of project management and quality control goes into getting the approvals and the build sequence right the first time. That judgement is what you're really hiring when you're choosing between builders in Port Macquarie.
Why We Set Up Here
Where We Build
Our residential work covers:
- Port Macquarie and Lighthouse Beach
- Lake Cathie, Bonny Hills and Thrumster
- Sancrox, King Creek and Telegraph Point
- Wauchope and the surrounding Hastings communities
Commercial projects take us a good deal further than our residential jobs do, out to the Central Coast, Newcastle and Sydney, working closely with architects and project teams. We're builders on the Mid North Coast first though, so Port Macquarie is where the office is, where the team is based, and where you'll find Patrick most days.

How We Work: Our Building Process
We keep the process clear from the first conversation through to the day you pick up your keys.
1. Initial Consultation
We start with a no-obligation conversation about your project, your budget and what you actually want out of the finished build. You speak to Patrick, who'll ask the right questions and give you an honest read on what's involved before you commit to anything.
2. Site Visit & Feasibility
Once we understand the scope, Patrick visits the site in person to look at conditions, access and anything else that will shape the build. It means the proposal we put in front of you is based on your actual site rather than assumptions made off a plan.
3. Fixed-Price Proposal & Building Contract
With the plans and specifications settled, we prepare a detailed quotation and, wherever the scope allows, a fixed-price building contract covering every element of the agreed scope. No open-ended estimates, and no provisional sums for things that should already be known. Where something genuinely cannot be priced upfront we tell you that at the quote rather than leaving it as a gap you find later.
4. Design, Planning & Selections
With the contract in place we move into detailed design and specification, working alongside your architect or designer, or recommending someone we trust if you'd rather not engage one yourself. We manage the development application where approval is needed, and you're welcome to a complimentary session with Kristy and our suppliers to settle colours, materials and finishes, so every decision is made before construction starts. Any bushfire, flood or geotechnical reports your site needs are commissioned at this stage through the specialists we work alongside around Port Macquarie.
5. Construction & Project Management
Our site foremen run the build day to day, with Patrick across it throughout. Decades of project management and quality control go into keeping trades, materials and scheduling lined up, and you'll hear from us at each stage rather than having to chase an update.
6. Practical Completion & Handover
Before we invite you through, we run our own inspection and put right anything that isn't up to scratch. Then we walk the finished build with you, show you how everything works, and hand over the keys once it meets our standard, which sits well above the minimum code requirement.
7. Warranty & Ongoing Support
Every build is covered by statutory warranties under the NSW Home Building Act, and by NSW Home Building Compensation Insurance where the work requires it. Beyond that there's a post-handover defects maintenance period, and Patrick stays contactable, because we'd much rather hear about a problem than have you live with it.
Talk to a Builder Who Will Quote the Job Properly
You get an experienced team, a detailed quotation with the inclusions and exclusions written down, and a builder who answers his own phone. Send through what you're planning, or call Patrick directly, and he'll give you an honest read on what's involved before you commit to anything.
Frequently Asked Questions About Building in Port Macquarie
Do you build on a fixed-price contract?
Yes, wherever the scope is fully defined. We quote the whole job upfront with clear written inclusions and exclusions, then set it out in a fixed-price building contract so you know the cost before work begins. It also means the cost of any delay sits with us, not with you.
How much does it cost to build or renovate in Port Macquarie?
Every project is quoted individually, because the cost is driven by the scope, the site, the level of finish and what approvals are needed. We don't work off a square-metre rate, since it tends to be wrong in both directions and gives you a number you can't rely on. After a site visit we'll put together a detailed quotation with the inclusions and exclusions set out in writing, so you can see exactly what's driving the price.
Can I use my own architect?
Yes. We regularly work with a client's own architect or designer, including Sydney architects for people relocating to the coast. If you'd rather not engage one yourself, we have in-house draftsmen and designers, and we can recommend trusted professionals to suit your project.
Do you handle council approvals and certification?
Yes. We manage development applications and Complying Development Certificates, engineering, and the coordination of certifiers. We'll assess your project and tell you which approval pathway applies before anything starts.
How long does a custom home take to build?
As an indicative guide, once approvals are in place, a single-storey custom home is around five months and a double-storey home around six. Every project differs with its scope, site and selections, so we give you a realistic programme before construction begins and keep you updated as we go.
Can you quote from my architectural schedule rather than a square-metre rate?
Yes. We can quote specifically against the materials, fixtures and selections set out in your architectural schedule. That gives you a far more accurate price than a generic square-metre estimate, because it reflects the actual home you're building.
What areas do you build in?
Our residential work covers Port Macquarie, Lighthouse Beach, Lake Cathie, Thrumster, Sancrox, King Creek, Bonny Hills, Wauchope and Telegraph Point. We're focused on the Port Macquarie area rather than Kempsey or Taree. Our commercial work extends further, to the Central Coast, Newcastle and Sydney.
Do you build granny flats and smaller projects?
Yes. We build fully custom granny flats and we're happy to take on smaller work, often alongside a larger project already running. We'd much rather have the opportunity to quote a job than turn it away, whatever the size.
What warranties and insurance do you provide?
You're covered by statutory warranties under the NSW Home Building Act and by NSW Home Building Compensation (Home Warranty) Insurance where the work requires it. On top of that, we provide a post-handover defects maintenance period and stay across any defects closely until they're resolved.
